The Process

Family owned and run, we are a 100% custom home builder. Every home design has been expressly developed for the client and built one time only. We do not have a portfolio of designs an Owner can choose from. Rather than focus on volume, we prefer to build only 2 to 4 projects per year allowing us to give undistracted attention to the client from the design phase through to the finish of the project. Each client works directly with co-owners Geoff and Travis Rose, rather than with many different people such as found with a larger firm.

Good communication is imperative and welcomed for successful relationships between all involved. Consultation is provided to select the best home orientation on the lot and if the client finds a design on line which often will not suit all the needs for the family’s lifestyle, we offer suggestions for design changes. A listing of showrooms for material selections is provided along with a time line when Contractor will need specs on what the owners have chosen. Cost reduction suggestions are made wherever possible after which the Project is priced based on mutually agreed upon selections as noted on the finished plans and thereafter a budget is provided. Once the Budget has been approved by Owner and Contractor, then the construction Contract is developed, project permitting and a deposit on contract are  procured followed by the schedule for work to commence.

We are committed to personal involvement with each client. As construction nears completion, a walk through is performed where warranty items needing attention are itemized on a Punch List after which corrections are made to the satisfaction of the client. The warranty period runs for twelve months from the date of Certificate of Occupancy.
